Loan Documentation Specialist: Responsible for verifying employment, reviewing documents from various parties (title/escrow/attorney, homeowner insurance agent, HOA, IRS, AMC), and maintaining accurate loan records in CRM systems. Detail-oriented with strong communication skills. Prior experience in loan documentation and proficiency in using loan processing software required.

Job Duties:
  • Verifying Employment
    • CB will reach out to the borrower’s employer to request information (such as “dates employed” for previous employment then “income” for currently employed) on the borrower’s income and employment history. 
    • This will be requested from the employer when the loan is turned over to the CB. The CB will make daily contact with the employer till the document is received.
      • Mainly through Email first with a call as follow up (default – but also needs to be confirmed with the client), then after 24 hours of no response repeat until successful.
    • CB will review the document according to the guidelines and send to underwriting (Quality Control) (for quality control and for review) (~15 mins per loan )
  • Requesting/reviewing documents from Title/Escrow/Attorney
    • CB will reach out to the borrower’s Title/Escrow/Attorney to request the required documentation for the home. 
    • This will be requested from the Title/Escrow/Attorney when the loan is turned over to the CB. The CB will make daily contact with the agent till the document is received.
    • CB will review the document according to the guidelines and send to underwriting for review (~15 mins per loan)
    • Instructions to know who’s responsible for specific tasks will be in the LOS.
  • Requesting/reviewing documents from Homeowner Insurance Agent 
    • CB will reach out to the borrower’s home insurance agent to request the required documentation for the home. 
    • This will be requested from the agent when the loan is turned over to the CB. The CB will make daily contact with the agent till the document is received.
    • CB will review the document according to the guidelines and send to underwriting for review (~15 mins per loan)
    • Instructions to know who’s responsible for specific tasks will be in the LOS.
  • Requesting/reviewing documents from Homeowners Associations (HOA)
    • CB will reach out to the borrower’s HOA to request the required documentation for the home. 
    • This will be requested from the HOA when the loan is turned over to the CB. The CB will make daily contact with the HOA till the document is received.
    • CB will review the document according to the guidelines and send to underwriting for review (~15 mins per loan)
    • Instructions to know who’s responsible for specific tasks will be in the LOS.
  • Requesting/reviewing documents from the Internal Revenue Services (IRS)
    • CB will reach out to the IRS to request information on the borrower’s income. 
    • This will be requested from the IRS when the loan is turned over to the CB.
    • CB will review the document according to the guidelines and send to underwriting for review (~15 mins per loan)
    • Instructions to know who’s responsible for what task will be in the LOS.
  • Requesting/reviewing documents from the Appraisal Management Company (AMC)
    • CB will reach out to the AMC to order the appraisal. 
    • This will be requested from the AMC when the LO requests.
    • CB will review the document according to the guidelines and send it to underwriting for review. (~15 mins per loan)
    • Instructions to know who’s responsible for specific tasks will be in the LOS.
  • Updating Customer Relations Manager (CRM)
    • CB will update the CRM (Surefire, Black Knight, Encompass and MORE).
    • This will be done daily to that all parties will know the status of the Loan (~1 min per file)
